Divaris Real Estate has expanded its consulting services to municipalities, as well as retail, office, multi-family, residential and hotel developers who desire to create new lifestyle/mixed-use developments.  The goals of the Consulting Group are to provide a team of disciplined professionals in the fields of market research, architecture, planning and design, municipal incentives for new developments, cost analysis, marketing and property management.  Our team conducts feasibility studies for clients to assess their projects’ strengths, weaknesses, opportunities and threats.  Through these disciplined analyses, DRE is able to recommend a clear business strategy to create the highest and best use.

DRE’s Mixed-Use Consulting Group has been a pioneer in the creation of mixed-use developments.  Divaris has a long history of involvement in mixed-use consultation, including projects in Fairfax, Virginia Beach, Suffolk, Williamsburg, Richmond, Waynesboro, Hampton and Newport News, Virginia; Charlotte and Fayetteville, North Carolina; King of Prussia and State College, Pennsylvania; Greenville, South Carolina; Tampa, Florida; and Bethesda, Maryland.  Our initial venture into mixed-use development, The Town Center of Virginia Beach, has proven to be highly successful, with Phase V currently under construction.

Repositioning / Redevelopment / Project Management

Creativity is the common denominator in all of our completed projects.  Divaris Real Estate’s case studies run the gamut from converting a one million square foot mall into a full-service corporate center, to repositioning grocery-anchored shopping centers into regional power centers.  Our process begins with a blank canvas.  DRE determines the highest and best use for the property based on a study of the surrounding commercial and residential developments, demographics, strength and depth of the overall market, physical structure, current income stream and a host of other factors.

Divaris applies lateral thinking to devise cost-effective solutions to maximize the real estate value.  We then direct the entire process – creating a new merchandising mix and leasing plan, oversee design, arrange contractors, manage construction and coordinate the tenants.  We report weekly and update our clients as necessary.
