Over the past five years, DRE has completed 70 assignments across 29 states in the US and Canada totaling more than half a million square feet of real estate.  DRE provides extensive knowledge of individual markets, in-depth analysis of potential sites, thorough financial evaluations and proficient negotiating ability.  Negotiating a fair deal is key in establishing a strong landlord and tenant relationship.

The first step in the corporate services process is to understand the client’s business and to create and implement real estate strategies that correspond to the client’s performance objectives.  DRE must account for the client’s requirements relative to business operations, its employee base and the transportation network to and from the facility.

In seeking out new real estate, DRE must have a comprehensive understanding of the local real estate market.  The local knowledge component requires the appointment of a regional resource to provide the necessary real estate conditions and trends information.  Thereafter, a selection of potential locations is identified that meet the client’s criteria.  The Divaris team then prepares a comprehensive financial analysis, comparing the different proposals to ensure the client makes an informed decision.

Divaris Real Estate is a principal member of two national groups of real estate professionals, Realty Resources and The Core Network.  Realty Resources primarily covers the retail sector of the industry and has 19 member companies covering 30 markets.  The Core Network, a 60-member group, covers 120 geographic markets.  National Real Estate Investor ranked The CORE Network number six among the Nation’s Top 25 Largest Commercial Real Estate Brokerages (NREI October 2001).  Divaris’ principals are on the board of directors of both national groups.

“Once any transaction is complete, Divaris’ Lease Administration Division takes on the responsibility of maintaining a database of lease information which includes trigger dates of lease extensions, options, pass-through expenses and termination and extension options,” says Divaris.

In addition, DRE provides lease auditing services which evaluate pass-through expenses and charges incorporated in the lease agreement.
