 netp@rk.tampabay Progresses on All Fronts

TAMPA, FL - Landscaped with palm trees, oak trees and ornamental shrubs, netp@rk.tampabay is as beautiful outside as it is state-of-the-art inside. With its extensive amenities and support facilities, this two-story, 1 million-plus-square-foot office complex remains "best of the best" for its owners, managers, employees and employers alike. The property is owned by John Hancock Life Insurance Company and is managed and leased by Divaris Real Estate, Inc.

The center offers childcare, healthcare, fitness, food and security services, and continues to expand its array of services. In July, an auditorium was completed to provide a presentation venue for up to 200 people. While this area was created primarily for the tenants, according to John Wingfield, principal of DRE's Tampa office and netp@rk.tampabay's project manager, it is also open to the general public. "This auditorium can be used for anything from corporate announcements to training seminars to public service meetings," adds Wingfield.

To complement the auditorium, a teleconferencing suite was built, accommodating up to 15 people. Vitel 5500 equipment, high-quality, state-of-the-art teleconferencing devices, have been installed. Both the auditorium and teleconferencing boardroom offer opportunities for distance learning and making communications within netp@rk among the best in the nation.

Excellent progress is being made on all fronts. The construction program has included establishing a new main entrance to the facility, while leasing is ahead of schedule. Major tenants include General Motors, ALLTEL, WFS Financial, Hillsborough County, New Horizons, Lykes Lines and Cyber Construction.
Divaris Real Estate has created netp@rk.tampabay, "America's Corporate Supercenter." 
ALLTEL, a communication services company, and long-standing client of Divaris Real Estate, now has a call center under the netp@rk roof. ALLTEL opened its 73,030-square-foot customer service center in July 2000. Mark Bingham, ALLTEL's commercial real estate manager, states, "netp@rk was our first choice, hands down, after looking at several locations for the call center. netp@rk met our economic and availability needs. Parking was a driving factor in our decision. We needed eight parking spaces per 1,000 square feet, and netp@rk was right on," Bingham says.

WFS Financial, Inc., a federally chartered and insured savings and loan company with assets in the billions, occupies 7,500 square feet at netp@rk. Headquartered in Irvine, California, WFS is a principal subsidiary of Westcorp. The company offers a wide range of depository, investment, commercial banking, equity and other lending programs from 25 offices throughout California.

Hillsborough County Division of Building Inspection originally leased 7,224 square feet in February 2000, but it has already expanded by 1,500 square feet. The department provides a satellite office for subcontractors and various other trades that require specialty permits. 

New Horizons Computer Learning Center, an international Microsoft Certified Technical Education Center, maintains a strong presence within netp@rk, with a 15,000-square-foot center featuring 14 classrooms and state-of-the-art equipment. This offers an on-site training facility for tenants of the complex.

Recently, Lykes Lines Ltd., a disaster recovery center, signed a lease for 14,000 square feet at netp@rk. Lykes is designed to provide a smooth transition for computer systems during weather, fire, vandalism, evacuation and electrical problems. "We are pleased to have Lykes Lines Ltd. since they exemplify netp@rk's excellent technical infrastructure and disaster-free environment," states Wingfield. 

Upcoming additions to netp@rk.tampabay include a natural park setting around a man-made pond, a jogging track and a softball field for employees to enjoy during their off hours. 

The netp@rk concept of converting an underutilized retail facility into a fully supported back-office campus, is the brainchild of Divaris Real Estate. Each building amenity was targeted to enhance the tenants' work environment. Food services, day care, fitness facilities, training centers and conference rooms are already in place. Additionally, netp@rk is planning to include a dry cleaning facility, copy/fax center and a health and beauty shop, all of which will help decrease employee turnover and increase overall productivity.
