DRE’s VA Peninsula Office Wins Office and Retail Appointments

NEWPORT NEWS, VIRGINIA – The Virginia Peninsula office of Divaris Real Estate, Inc. has been appointed to lease and manage several retail and office properties, including new developments.

The NDS Building, a 35,163-square-foot, Class A office building, is being leased by Jay Goree.  The single-story, brick and glass structure is located in the Hampton Roads Center Office Park in Hampton, Virginia.

“The major strength of the NDS Building is that it was designed to house a data center, so it has state-of-the-art redundant fiber optic and copper communications options available,” Goree says.  “There are six conduits in the ground taking multiple paths and tremendously reducing the likelihood of a complete data communications failure.  This type of redundant data communications from multiple providers is virtually unavailable to most businesses.”

The location of the NDS Building brings with it several additional amenities.    Hampton Roads Center is a 650-acre planned business park environment with office, research and development, flex and high bay industrial space in a manicured landscape setting.   Within the center there is a 27-hole golf course as well as a five-kilometer jogging trail and full-service health and fitness center. 

Also within the park are the region’s primary higher education institutions, including Old Dominion University  and George Washington University’s graduate programs, Thomas Nelson Community College and the Peninsula Advanced Technology Center.

Hampton Roads Center is three miles from NASA Langley Research Center, and five miles from the Thomas Jefferson National Accelerator Facility, a federally and state funded atom research center.   Additionally, the Hampton Towne Center is one mile from Hampton Roads Center.    Coliseum Mall, over 30 restaurants and the Coliseum Central shopping corridor with 1,000 hotel rooms are within a five-minute drive of the NDS Building.

Divaris’ Newport News office is also charged with leasing Omni Plaza Office Building, which is currently under construction in the Oyster Point Business Park.   There will be approximately 60,000 square feet in the three-story, Class A office building.  The property is immediately adjacent to Interstate 64 and The Omni Hotel.   The building is expecting occupancy to begin during the first quarter of 2005.

Oyster Point is a major central business district in Newport News and the largest submarket on the Peninsula, with 2.2 million square feet of Class A and B office space.  Oyster Point and Hampton Roads Center are the primary submarkets on the Peninsula, accounting for 72 percent of all Class A space. 

The retail sector of the Peninsula is also expanding, including one new leasing and consulting assignment for Divaris, Ewell Station.   The property will be expanding to 137,591 square feet in James City County on the edge of historic Williamsburg, Virginia.   The existing property contains 68,000 square feet of retail, anchored by a 31,750-square-foot Food Lion, Rite Aid and Giuseppe’s Restaurant.   Phase II of construction will add approximately 75,000 square feet, including two additional anchor tenants and two pad sites. 

Divaris is handling the project management of the new construction and leasing to optimize the tenant mix and the value of the property.  Sanford Cohen, chief operating officer of Divaris Real Estate is project manager for Ewell Station.  Leasing of the retail space will be handled by Missy Martinovich, Linda Robey and Kathy Anderson of DRE’s Newport News office.

“We’re creating more of a community center out of an existing neighborhood center by targeting national big box tenants in the crafts, home accessories and soft goods lines,” Cohen says.

“Ewell Station’s Food Lion and Rite Aid currently draw from the adjacent neighborhoods while Guiseppe’s attracts customers from farther away.  By adding national tenants, we will be expanding the trade area to make the property more of a destination shopping center.   It should also take advantage of its proximity to Colonial Williamsburg and the nearby Prime Outlets Mall to attract tourists to shop at Ewell Station,” Cohen explains. 

Although the center is located in James City County, it is on the border of Williamsburg, Virginia, on Richmond Road (Route 60).  This major thoroughfare is the site of many prominent national restaurant chains including:  Applebees, Chilis, IHOP, Pizzeria Uno, Outback Steakhouse, Red Lobster and Ruby Tuesday.
