RICHMOND, VIRGINIA: Sanford M. “Sandy” Cohen of Midlothian Partners of Virginia, LLC, announced that Archway 60 Office Park, located on Midlothian Parkway, in Midlothian, Virginia, has been rebranded under the name of Fountain Park to highlight the park’s existing fountain plaza centerpiece. The four-building office park comprises 65,000 square feet of space and has been completely refurbished with a new façade, including layered stone columns, new trim, fresh paint and a new roof. In addition, new monument and directional signage for the property has been erected for tenants and visitors to easily locate businesses within the park reflective of the new design.
Midlothian Partners invested substantially in refurbishments and enhancements to refresh the look and better position the property, taking full advantage of the favorable location. “We are very excited to offer Fountain Park to the Richmond area business community. We have spent the better part of a year enhancing a very well-located office park to attract medical, service and office tenants. It’s a great opportunity to take advantage of a superior location, with terrific accessibility and visibility from Midlothian Turnpike and close proximity to major hospitals. We worked closely with the county to maintain the high standards they have established for office parks. They permitted us to give the park a makeover which includes a terra cotta exterior to better reflect its architecture. And we have given each building a separate accent color and number according to its address to enhance wayfinding within the park,” Cohen said. “A broker function was held in late September in which more than 35 brokers attended, and we were delighted at the reception the property received. We believe this park is uniquely positioned to offer tenants a most attractive setting and convenient location at the most favorable rent structure on the Southside,” Cohen added.
Divaris Real Estate is handling the leasing and management of this project on behalf of Midlothian Partners. John Madures of DRE’s Richmond office and the leasing agent for the park said, “Since the renovations have become evident, we have received a significant increase in interest from potential tenants. The response to the new look has been outstanding as two tenant have already expanded. This is a testimony to the park’s enhancements.”
Currently the office park is home to Old Dominion Pediatrics, Brothers’ Keeper, Inc., Rehabilitation Associations, P.C., Olmeja Advocacy, LLC, CML Pizza, Inc., and Personal Dental Care. Cohen says he hopes to fill the remaining space in the next 12 to 18 months.
