SALES

ARP Holdco LLC sold a 10,908 square-foot retail building on 1.2 acres located at 6135 E. Virginia Beach Blvd. to Great Partners LLC in Norfolk for $2.75 million. Levi Thomson represented the seller.

HSMG Properties LLC purchased a 16,406 square-foot building on .5 acres located at 4401 16th St. N.W. from Washington Mosaic Church of the Nazarene in Washington D.C. for $3 million. Shadi Ayyoubi and Erik Ulsaker represented the buyer. 

Tires R Us of MD LLC sold a 8,472 square-foot retail building on .46 acres located at 5406 Indian Head Highway to Skyline Properties LLC in Oxon Hill, Md. for $1.5 million. Erik Ulsaker and Christina Cha represented the seller.

Amvets National Service Foundation sold a 6,240 square-foot Flex Condo located at 3309-3311 Hubbard Rd in Landover, Md. to Arctic Innovation Systems, LLC for $1.25 million. Matthew Garcia and Erik Ulsaker represented the seller. 

Amvets National Service Foundation purchased a 4,950 square-foot Office Condo located at 4 Taft Court in Rockville, Md. for $851k. Matthew Garcia and Erik Ulsaker represented the purchaser. 

LEASES

Gym America leased 14,519 square feet of Flex Property located at 14434 Albemarle Point Place in Chantilly, Va. Erik Ulsaker and Bakh Safarov represented the tenant. 

Serene Herb leased 6,200 square feet warehouse space at 2380 Research Ct, Woodbridge, Va. Kathy Killion  represented the landlord.

Arezo, Inc leased 4,000 square feet of industrial space in the Epic Auto Mall located at 25280 Pleasant Valley Rd. Erik Ulsaker and Bakh Safarov represented the landlord.

City Wide Facility Solutions leased 2,428 square feet of office space in Beach Municipal Federal Credit Union located at 4164 Virginia Beach Blvd. Elizabeth Paasch represented the landlord. 

UPS leased 1,725 square feet of retail space in Elmsley Square Shoppes located at 3706 Elmsley Court in Greensboro, N.C. Charles Neil represented the landlord. 

Jenlyn leased 1,018 square feet of office space in Olympia Place located at 22 Enterprise Parkway in Hampton. Brian Devlin and Marci Phillips represented the landlord.

ACB Counseling leased 927 square feet of office space in Fountain Park located at 9327 Midlothian Turnpike in Midlothian, Va. Chris Messersmith represented the landlord. 

RENEWALS/EXTENSIONS

Aerotek renewed its lease for 11,657 square feet of office space located at 1901 Roseneath Road in Richmond. Read Goode represented the landlord. 

INtellidyne expanded its space of 4,761 square feet for a total of 6,261 square feet of office space located at 1950 Old Gallows Road in Vienna, Va. Bakh Safarov and Kathleen Killion represented the landlord. 

First Choice renewed and expanded its space of 3,793 square feet for a total of 5,089 square feet of office space in Harbour Breeze Professional Center located at 1540 Breezeport Way in Suffolk. Krista Costa represented the landlord. 

Ntegra renewed and expanded its space of 1,978 square feet for a total of 3,150 square feet of office space in Beach Municipal Federal Credit Union located at 4164 Virginia Beach Blvd. Elizabeth Paasch represented the landlord. 

Loyalty renewed its lease for 2,160 square feet of office space in Windwood Center located at 780 Lynnhaven Parkway in Virginia Beach. Elizabeth Paasch represented the tenant. 

Steve Lepkowski renewed its lease for 897 square feet of office space located at 2020 General Booth Blvd. in Virginia Beach. Krista Costa represented the landlord.
