Dave Redmond is Senior Vice President and Associate Broker of commercial sales and leasing in Divaris Real Estate’s (DRE) Virginia Beach, Virginia headquarters. He joined DRE in September 2005.
From 2006-2022, Redmond represented the Bayside District on Virginia Beach’s Planning Commission, including terms as Chairman and Vice Chairman of the Commission, reviewing land use and zoning matters and setting development policy in Virginia’s largest city.
A licensed real estate broker in Virginia and North Carolina, Redmond’s professional responsibilities include land and real property sales, general brokerage, the leasing of retail space, and tenant representation. Redmond received a Bachelor of Arts degree from the College of William and Mary in 1986. A Virginia Beach native, Redmond is a 2001 graduate of Leadership Hampton Roads, and in 2003 was the SunTrust Foundation Fellow in the Thomas C. Sorensen Institute for Political Leadership at the University of Virginia.
Redmond has represented a diverse group of clients, including Landlords and property owners like The Colonial Williamsburg Foundation, Schottenstein Property Group, Armada Hoffler, Landonomics Group, Conlon and Co., Thompson Thrift Development, and Harbourview Partners; and Tenants such as LA Fitness, Firehouse Subs, FedEx Office, Spenga, Expedia Cruise Centers, UFC Gym, Simply Fashion Stores, Panchero’s Mexican Grill, Dunkin’ Donuts, Verizon Wireless, and Ntelos. He is a member of the International Council of Shopping Centers and regularly attends ICSC’s annual RECON convention in Las Vegas, and the regional Dealmaking conventions in Charlotte, NC, Washington, DC, and Atlanta, GA.
A partial list of professional projects accomplishments includes:
- Redmond brokered the sale of Sears’ 2.45-acre retail and warehouse building at 102 S. Witchduck Road in Virginia Beach for $3 million, exceeding the client’s sale expectations for both time and price.
- Redmond brokered the sale of Sterling Creek Commons Shopping Center in Portsmouth, VA to its current owner, Ripley-Heatwole Companies, which is redeveloping the 10-acre property into a 192-unit upscale apartment community. Redmond retained the leasing assignment for a 10,000 square foot retail building on an outparcel.
- Redmond sold six land parcels, totaling approximately 26 acres, at Tanglewood South in the Tanglewood trade area of Elizabeth City, NC, to a variety of national and local end users, including Tractor Supply Company, Caliber Collision, Ashley Furniture, and Franciscus Homes. Of the original seven parcels on 30 acres, only one parcel of 4.21 acres remains.
- Redmond has sold multiple land parcels in the upscale Harbour View trade area of Suffolk, VA, to a host of developers and end users, including Michael D. Sifen Companies (37.9 acres) for a comprehensive mixed-use development; The Miller Group (15 acres) for another mixed-use development; Franciscus Homes (10 acres) for a multi-family residential development; Beco Construction (2.5 acres) for a convenience store development; Dr. Pierre Martin (5.6 acres) for a medical office building, and more.
- For 15 years, Redmond has leased Crossways Shopping Center, a 373,000 square foot power center in Chesapeake, VA’s busy Greenbrier trade area, completing dozens of deals with major national and regional retailers including Panera Bread Company, Chipotle, Smashburger, The Vitamin Shoppe, Sentara Medical Group, The Childrens Place, Virginia ABC, The Simple Greek, Firehouse Subs, Leslie’s Pools, TJ Maxx, Ross Dress For Less, Rack Room Shoes, T-Mobile, Verizon Wireless and many more.
- Redmond was responsible, from its inception, for the pre-leasing, development merchandizing, tenant prospecting, and ultimate leasing of the approximately 150,000 square foot Tanglewood Pavilions Shopping Center in Elizabeth City, NC, to Tenants including TJ Maxx, Ross Dress For Less, Hobby Lobby, Dollar Tree, Kay Jewelers, Mattress Firm, Cato Fashions, Pet Supplies Plus, AT&T, and more. Additionally, at the same development, Redmond sold seven outparcels for development to Aldi, CGP Developers, Discount Tire, Taco Bell, Zaxby’s, and Frontier Development.
- Redmond was responsible, from its inception, for the for the pre-leasing, development merchandizing, tenant prospecting, and ultimate leasing of the approximately 244,000 square foot Harbour View East in Suffolk, VA’s Harbour View trade area, concluding leases with Panera Bread Company, Panchero’s Mexican Grill, Firehouse Subs, PetSmart, Mattress Firm, Farmers Bank, Bond’s Fine Cigars, and many more.
Prior to joining Divaris Real Estate, Redmond was Director of Government and Community Relations for Tidewater Community College. His other prior experience includes serving as executive director of Smart Region Hampton Roads, a non-profit community development project of the Hampton Roads Partnership, a regional public policy group, where he served on the Governor’s Commission on Information Technology’s Task Force on E-Communities. Redmond also has 14 years of experience on Capitol Hill in senior positions for five Members of Congress and one House of Representatives committee.
