With over five years in commercial real estate, Shadi Ayyoubi has completed more than $50 million in transaction volume and currently oversees approximately 1 million square feet of retail across the Washington, DC–Maryland–Virginia (DCMSA) region. His practice focuses on retail leasing, tenant representation, and strategic merchandising for both stabilized assets and value-add opportunities.

Shadi is highly proactive in tenant outreach and market coverage, working closely with ownership to craft intentional merchandising strategies that balance food & beverage, service, and daily-needs uses to drive long-term center performance. He is known for pairing on-the-ground tenant relationships with data-driven analysis to position shopping centers competitively and generate demand, even in supply-constrained submarkets.

On the tenant side, Shadi has played an integral role in market rollouts and expansion strategies, including helping Pupatella grow from a single location to more than a dozen units in the region. He is currently negotiating multiple sites for New York Butcher Shoppes entry into the DC-MSA and Tim Hortons’ U.S. expansion, coordinating site selection, deal structure, and landlord alignment. His transaction experience includes negotiating and executing leases with nationally recognized tenants across multiple sectors, including quick-service restaurants, financial institutions, specialty retail, and emerging growth concepts

In addition to retail, Shadi has experience navigating complex, non-traditional transactions, including assisting a local Montessori school in the acquisition of a historic church property in Washington, DC, effectively doubling the school’s footprint while addressing zoning, use, and entitlement considerations.

Outside of work, Shadi hails from Ashburn, Virginia, and brings the same discipline and planning mindset to his personal life as he does to his deals. He enjoys spending time with his wife, Jaclyn, and their dog, staying active on the golf course, and is known as an avid planner, whether mapping out tenant rollouts, travel itineraries, or his next round.
