Sales Transactions

Transform SHS Properties, LLC sold the 22,180-square-foot former Sears HomeCentral Parts & Repair Center industrial building located at 102 South Witchduck Road in Virginia Beach to Michael D. Sifen, Inc. for $3,000,000.   Dave Redmond represented the seller in the negotiations.

Harbourview Partners sold 5 acres of land located at 1030 Champions Way in Suffolk, Va. to Upstate Ent Properties, LLC for $1,050,000.  Levi Thomson and Dave Redmond represented the seller in the negotiations.  In the last three years, Thomson and Redmond have completed four land sales in Harbour View with a combined value over $10 million.

Mid-Atlantic IRA, LLC sold a 4,840-square-foot medical office building located at 3204 Churchland Blvd. in Chesapeake, Va. to Summerb, LLC for $705,000.  Jason Oliver CCIM, Vivian Turok, Amit Grover and Elizabeth Napolitano represented the seller in the negotiations.   The new owner will occupy the building.

Thomas L. Jackson sold three parcels located at 11 and 15 East Mellen St. and 14 East County St. in Hampton to Clark Building, LLC for $625,000.  Missy Martinovich represented the buyer in the negotiations.  The buildings at 11 and 15 East Mellen St. are two stories totaling 6,877 square feet.   The building at 14 East County St. is one story with 1,472 square feet.

Image Business Interiors leased 5,641 square feet of office space in the Divaris-leased and -managed Five Columbus Center located at 4525 Columbus St. in Virginia Beach’s Town Center.  Michael Divaris and Jason Oliver represented the landlord in the lease negotiations.

Performance First leased 4,000 square feet of industrial space located at 2517 Squadron Court in Virginia Beach.  Missy Martinovich represented the tenant in the lease negotiations.

Phit Shop leased 3,200 square feet of retail space in the Divaris-leased Newport Crossing Shopping Center located at 439-467 Oriana Road in Newport News, Va.   Caroline Zarpas and George Fox represented the landlord in the lease negotiations.  Other tenants in the shopping center include: Food Lion, CitiTrends, Dollar Tree, and Riverside Health.

Blazing Cuts & Styles leased 1,440 square feet of retail space in the Divaris-leased and -managed Broad Creek Shopping Center located at 1261 North Military Highway in Norfolk, Va.   Caroline Zarpas, George Fox and Kristopher Fuller represented the landlord in the lease negotiations.    Other tenants in the Target and Food Lion-anchored Broad Creek include Home Depot, Petsmart, Party City, GNC, Jersey Mike’s and Jackson Hewitt.

Verizon Wireless leased 1,414 square feet of retail space in the Divaris-leased and -managed East Beach Marketplace located at 4227 East Little Creek Road in Norfolk.   George Fox and Kristopher Fuller represented the landlord in the lease negotiations.  Additional tenants in the Food Lion-anchored center include Sushi King, Planet Fitness, Family Dollar, Bon Secours, Papa John’s, Starbucks, Jimmy John’s, Dirty Buffalo, Domino’s, Tropical Smoothie, H&R Block and Cricket Wireless.

Tobacco & Vape leased 1,306 square feet of retail space in the Divaris-leased and -managed Lake Shores Plaza located at 5193 Shore Drive in Virginia Beach.   David Bickford represented the landlord in the lease negotiations.   Food Lion and Navy Federal Credit Union are other tenants in Lake Shores Plaza.

Mr. Fix leased 1,071 square feet of retail space in the Divaris-leased Chesapeake Commons Shopping Center located at 4107 Portsmouth Blvd. in Chesapeake, Va.   Levi Thomson and Kristopher Fuller represented the landlord in the lease negotiations.  Other tenants in Chesapeake Commons include:  Aldi, Party City, Tuesday Morning, Lane Bryant, Once Upon a Child, Catherines Plus Sizes, Plato’s Closet, 17th Street Surf Shop and America’s Best Contacts & Eyeglasses.

Liberty Tax leased 750 square feet of retail space in the Divaris-leased and -managed West Little Creek Shoppes located at 129-143 West Little Creek Road in Norfolk.  Kristopher Fuller and George Fox represented the landlord in the lease negotiations.   Other tenants in the shopping center include Omni Financial and Miracle Ear.

Golden Child Enterprises leased 167 square feet of Divaris-leased second-floor office space located at 29 South Mallory Street in Hampton, Va.  Missy Martinovich represented the landlord in the lease negotiations.

Lease Renewals

Planet Fitness renewed its lease for 16,900 square feet of retail space in the Divaris-leased and -managed East Beach Marketplace located at 4227 East Little Creek Road in Norfolk.   George Fox and Kristopher Fuller represented the landlord in the lease negotiations.  Additional tenants in the Food Lion-anchored center include Sushi King, Planet Fitness, Family Dollar, Bon Secours, Papa John’s, Starbucks, Jimmy John’s, Dirty Buffalo, Domino’s, Verizon Wireless, Tropical Smoothie, H&R Block and Cricket Wireless.

National Car Care renewed its lease for 4,000 square feet of retail space in the Divaris-leased and -managed Diamond Springs North Shopping Center located at 1948 Diamond Springs Road in Virginia Beach.  George Fox and Kristopher Fuller represented the landlord in the lease negotiations.  Other tenants in the shopping center include: Care-A-Lot Pet Supply, Dollar General and Little Creek Service Center.

Rent-A-Center renewed its lease for 4,000 square feet of retail space on the Divaris-leased and -managed Victory Crossing located at 4000 Victory Blvd. in Portsmouth.  George Fox and Caroline Zarpas represented the landlord in the lease negotiations.   Other tenants in the Farm Fresh-anchored Victory Crossing include: Ashley Stewart, Juicy Seafood, SunTrust, Zero’s Subs, Metro PCS, UPS Store and Albano Cleaners.

Fidelity National Title Insurance Company renewed its lease for 3,039 square feet of office space in the Divaris-leased and -managed property located at 4525 Main Street in the Town Center of Virginia Beach.   Michael Divaris, Krista Costa and Vivian Turok represented the landlord in the lease negotiations.

H&R Block Eastern Enterprises, Inc. renewed its lease for 2,350 square feet of office space in the Divaris-leased and -managed Six Columbus Center located at 4505 Columbus Street in the Town Center of Virginia Beach.   Erica Rorrer and Elizabeth Paasch represented the landlord in the lease negotiations.

Hammer Law, P.C. renewed its lease for 2,185 square feet of office space in the Divaris-leased and -managed Liberty III building located at 1317 Executive Blvd. in Chesapeake.   Brian Devlin represented the landlord in the lease negotiations.

I-Mazing Solutions, Inc. renewed its lease for 1,872 square feet of office space in the Divaris-leased and -managed Lake Center I building located at 501 Independence Parkway in Chesapeake.  Brian Devlin represented the landlord in the lease negotiations.

Ultimate Tan renewed its lease for 1,500 square feet of retail space in the Divaris-leased Cypress Run Plaza located at 13412 Benns Church Road in Smithfield, Va.  George Fox represented the landlord in the lease negotiations.  Other tenants in the center include Wells Fargo, Hometown Rental, Sal’s Pizza, Farmer’s Table and Check Into Cash.

Jimmy John’s renewed its lease for 1,485 square feet of retail space in the Divaris-leased and -managed Two Columbus Center located at 4500 Main Street in the Town Center of Virginia Beach.   Gerald Divaris, Erica Rorrer and Sezin Cortinas represented the landlord in the lease negotiations.

Super China renewed its lease for 1,200 square feet of retail space in the Divaris-leased and -managed Oyster Point Square located at 11710 Jefferson Ave. in Newport News.   George Fox and Caroline Zarpas represented the landlord in the lease negotiations.
